In particular, failure to comply with planning standards for the location of buildings on a site can lead to enormous difficulties in registering property rights, not to mention damaged relations with neighbors, unjustified risks in the event of a fire, and significant monetary fines from the Fire Supervision Inspectorate and the Gostekhnadzor Inspectorate.

Maintaining the distance of buildings from the fence is necessary to minimize the impact of objects on the neighboring area. The distance to the fence is measured from the most protruding part of the building (canopy and base).

According to SNiP 30-02-97, the following distance must be maintained from the building to the fence on the border with the neighboring plot:

  • residential building - 3 meters or more. The distance from the fence to the home can be changed only with the written consent of the neighbors.
  • The optimal option for placing a residential building from the fence facing the main street is 5 m.
  • outbuilding for animals, greenhouse – 4 m.
  • garage – 1 m.
  • bathhouse, restroom - 3.0 - 3.5 m. It should be taken into account that the distance from the bathhouse to the neighbors' house must be at least 8 m. The brick bathhouse can be moved two meters closer to the neighbor's house.
