Abandoned and forgotten. How to survive in dead villages

Sale is changed to rent

According to the advertisement database, in the Moscow region, the demand for renting country houses for a long period (from a month or more) in March compared to February increased by approximately 87%, and the demand for renting dachas increased by 4 times. During the same time supply increased by 30%. There are 5-6 times more people wishing to rent a house in the village than in the same period last year. Many owners have even decided to take their dachas off the market and rent them out.

“We are seeing a trend of removing stuck offers of houses and dachas from sale and transferring them to the rental segment,” explained Pavel Lutsenko, general director of the federal portal World of Apartments . — This process began at the end of March and continues to grow throughout April. According to our estimates, supply on the sales market decreased by 15% in March-April, and on the rental market increased by 24%. The trend is likely to continue in May-June.

In the Moscow region, rental prices have not yet changed.

— Renting a dacha for a month still costs about 25 thousand rubles, and a country house - about 30 thousand. Houses occupy a leading position in the structure of demand, despite the higher price than dachas. Perhaps the fact is that dachas often require less comfortable accommodation conditions, the Avito press service reported.

How to register an abandoned house as your property?

By law, you can get an abandoned house in a village for free. This possibility is discussed in Art. 234 of the Civil Code of the Russian Federation, according to which, if a citizen who does not have ownership rights to property, but who owns it for a certain period, by a court decision can receive the legal right to own, use and dispose of an immovable object.

This rule provides for ownership of the property for at least 15 years. In this case, the ownership process according to the law must be:

  • open,
  • conscientious,
  • continuous.

To register ownership of an abandoned residential property, you should prepare for a lengthy procedure. First, the owner goes to court with a claim. The document is submitted to the district court at the location of the object. The requirement specifies:

  • name of the body;
  • personal data of the applicant;
  • information about the defendant, if any;
  • data on the date from which use of the object began;
  • information about the object;
  • data that would prove compliance with legal requirements regarding the ownership of real estate (testimonies of neighbors, utility bills, receipts for home improvement materials, etc.).

According to the court decision, registration of ownership rights to an immovable residential property can be carried out in Rosreestr.

"Amenities" on the street

As Alexey Popov, head of the analytical center of the all-Russian real estate search service “Cian” , the site now has 6 thousand offers for renting out houses and summer cottages in the Moscow region. Of these, one and a half hundred suburban real estate can be found for a symbolic price - below 15 thousand rubles per month.

— There is always cheap housing. As a rule, it is located 100 kilometers from the Moscow Ring Road on the outskirts of the Moscow region - in the Shatursky, Orekhovo-Zuevsky or Serebryano-Prudsky districts. In terms of comfort, these houses have flaws. They are mostly wooden or small panel buildings with “conveniences” on the street. Some owners try to rent out even unfinished houses, for example, to builders in exchange for making repairs,” says Alexey Popov.

According to the head of one of the companies - a member of the Guild of Realtors of the Moscow Region, Elena Yakovleva , the further you are from the Moscow Ring Road, the greater the likelihood of finding cheap lots.

— Often these are old-fashioned villages, organized back in 1960-1970. For example, in the Chekhov urban district they offer a dacha for 18 thousand rubles per month. This is a two-story garden house with a total area of 50 sq. m. m. with a minimum set of furniture, shower and toilet outside, water from a well. Only electricity is supplied to the house. This property entered the rental market due to the self-isolation regime: before that it was put up for sale. And there is an overwhelming majority of such offers on the rental market in the Moscow region - the share of recently sold dachas and country houses, which are now offered for rent for the summer season, accounts for 85-90% of the lots.

Inexpensive lots attract migrants

People rent out country real estate for free for various reasons.

“Some owners may simply not need dachas, and, wanting to get at least some benefit from them, they are ready to rent them out for a nominal fee. Others need money urgently. Someone wants their house to be looked after, so they are ready to place people there as guards,” Popov said.

Often cheap housing is rented to a certain number of residents.

— Usually it’s 1-2 people or a family. Inexpensive country lots in 90% of cases attract migrants who try to negotiate accommodation for 5-6 people. In fact, there may be a dozen people at the dacha. Naturally, the owners do not want to see such tenants. In rare cases, the owner is willing to rent out housing for free in exchange for help in caring for the house or property, says Yakovleva.

How to get abandoned houses in a village for free

In conditions of complete automation and the existence of the Unified Register of Real Estate, it is quite difficult to imagine that problems may arise with identifying the owner of real estate. But this happens. In the village, many residents live on land plots and houses without registered ownership rights, without thinking about the future fate of their property after death. There are also houses that remained after the death of the legal owner, but the heirs did not take ownership of the property. They may not exist if the owner was a single person. It turns out that the reasons for this situation are different. What should you do if an outsider or a neighbor of an abandoned plot of land wants to become the owner of the house? How to register ownership of an abandoned house?

Dig up the garden

Having delved into the Internet, I found plenty of offers of free or extremely cheap housing. Often men who are older or not the most beautiful in appearance offer to hook up with a girl or woman. Some even agree with children. In more rare cases, people are willing to rent out a house for caring for it and helping with housework. I called based on one ad.

“I need a pair of gentle female hands without children to support life in a small two-story house with amenities and comprehensive assistance in running a joint household without restrictions on citizenship or other discrimination. It takes half an hour by train to Kursky Station. “You will live for free in the Saltykovka microdistrict in Balashikha in the same room with me,” the 49-year-old man sang in a sweet voice.

In another option, they offered a dacha for 0 rubles in the village of Volynshchino in the Ruza region. The man picked up the phone again.

— The house is wooden. Area 12 sq. m. Shower and toilet outside. There is old furniture, a gas stove, a refrigerator and an electric radiator. Looking for a boyfriend. I can accommodate three people. I will live in the next house. In exchange for accommodation, I ask for small services - help with housework, for example, digging up the ground or straightening a rickety fence,” says Prishchepov.

Sit with the children

On the forum “Rent by Darom.ru” a man is “Looking for a guy or girl to help with the housework in a village in the Moscow region. Housing and food - no problem. The conditions in the house are very simple, but with amenities. Family is not an option! We just need one person who has nowhere to live.” One lady “invites a woman with a child to her dacha for a month in a cottage community 100 kilometers from Moscow. From me - accommodation in a separate room + food, from you - all possible help around the house + good company for my 12-year-old daughter.” In the group on the social network “VKontakte” “Nowhere to Live | Housing for free" published an interesting advertisement: "A family of vegetarians with two small children, living in their own warm, cozy house in a picturesque place in the Moscow region, is looking for a decent girl (possibly with a child) for a comfortable stay and food together, interesting friendly communication, help with housework and joint trips to the sea." The 22-year-old girl standing in the photograph next to a spectacular horse is urgently looking for “a mother with a child/children to live together. I have two children (my son is 1.8 months old, my daughter is 9 months old). It is advisable to work in turns 2/2, so that while one works, the other looks after the children.” In the group on VKontakte “Housing for free, I’ll move in, rent for free Moscow,” a 27-year-old woman is looking for “a disdainful girl who loves children and animals to live in the village of Velyaminovo, Stupino district, and help us. The conditions are spartan, the toilet is outside, hot water for washing will have to be heated on the stove.” In general, there would be a desire, but it is possible to find a place to live without money. Unfortunately, not always with comfort and relaxation - in most cases you will have to work with your hands.

Question answer

In what cases can a tenant be evicted?

Procedure

First you need to find an ownerless, long-abandoned house. The search may take a lot of time, so you should be patient. If you already have such a building in mind, it is important to carefully study the rules for registering real estate ownership.

Where to look for offers

Most likely, searching online for advertisements about the free distribution of houses in the village will not lead to the desired result. But you can still try your luck on various portals designed for people trying to get rid of excess property, and for those who want to get something without money. For example, it’s worth looking at the village portal: houses are not often there for free, but are offered by those owners who find them a burden. Of course, there are many more people who want to receive a house as a gift than those who give away unnecessary buildings. But still, this is a chance to find a suitable village building.

Beware of scammers

Realtors warn - when looking for cheap housing, beware of scammers.

— Often objects at a symbolic price are a “money scam.” In order not to fall into the trap of scammers, you should focus on the following signs: the presence of a commission from a real estate company, a rental period for a season or more than a year. Owners who rent out such properties themselves usually insist on making a deposit or prepayment for several months or for the entire rental period. There is no need to transfer funds to anyone’s bank card in advance, advises Yakovleva.

Vice-President of the Guild of Realtors of the Moscow Region Artemy Shurygin suggests always drawing up an agreement and stating in it what specific assistance is the responsibility of the tenant.

“Otherwise, it may turn out that you agreed on a little help (for example, mowing the grass or going grocery shopping), but you have to do repairs in the house,” he believes.

Methods

If the house has heirs or one heir, but they do not care about the building in any way and are not interested in it as residential real estate, you can agree with them to sell the property for a small amount. In order for the sale to be documented as a real estate transaction, the heir must first register the house in his own name.

It will take some time. First, you must enter into inheritance rights, register yourself as the owner of the property, obtain owner rights, and register the property in your name in the Register.

If the heirs are not interested in the fate of the house, they may not agree to the lengthy registration procedure. And after registration, they can demand the full amount for the house. But you need to try this method.
