How does the code work?
Opening an intercom with a code is one of the main methods, along with opening with an electronic key. The company that installs intercom systems at the entrance standard assigns an opening code to each apartment. The combination consists of an apartment number, a button to go to the code and a cipher dial. Typically this is 3-4 digits. Considering that only one match is apartment - the code is correct, a great many variations are possible, therefore, the level of security is definitely high.
When you sequentially enter the correct numbers and characters on the digital display of the device, the lock is triggered to open, which is notified by a sound signal. All that remains is to pull the door handle and enter.
It is worth noting that there is no universal (emergency) opening code for intercoms.
Is it legal to charge for intercom service?

By virtue of Part 1 of Article 36 of the Housing Code of the Russian Federation, the owners of premises in an apartment building own by right of common shared ownership the common property in the apartment building, including roofs, enclosing load-bearing and non-load-bearing structures of the building, mechanical, electrical, sanitary and other equipment ( including structures and (or) other equipment designed to ensure unimpeded access for people with disabilities to premises in an apartment building) located in a given building outside or inside the premises and serving more than one premises.
A similar list of common property of an apartment building is set out in paragraph 2 of the Rules for the maintenance of common property in an apartment building and the rules for changing the amount of payment for the maintenance of residential premises in the case of the provision of services and performance of work on the management, maintenance and repair of common property in an apartment building of inadequate quality and (or) with breaks exceeding the established duration, approved by Decree of the Government of the Russian Federation of August 13, 2006 No. 491 (hereinafter referred to as the Rules for the maintenance of common property).
Consequently, the intercom, as an intra-house system for remote access to entrances, is the common property of an apartment building.
The Ministry of Regional Development of the Russian Federation expressed its legal position regarding payment for the technical condition of the intercom in its letter dated April 7, 2011 No. 8055-14/IB-OG, according to which the intercom, as equipment located in an apartment building and serving more than one premises (apartments) ), fully complies with the characteristics of common property in an apartment building specified in Part 1 of Article 36 of the Housing Code of the Russian Federation, in subparagraph “d” of paragraph 2 and paragraph 7 (automatically locking devices for the doors of the entrances of an apartment building) of the Rules.
It should be noted that the composition of common property is determined, among other things, by the owners of premises in an apartment building (hereinafter referred to as the owners of premises) - in order to fulfill the obligation to maintain common property (clause 1 of the Rules for the maintenance of common property).
The owners of premises dispose of common property through a general meeting, which is possible on the basis of Part 1 of Art. 44 of the Housing Code of the Russian Federation and on the basis of a decision of the general meeting, the owners are not deprived of the right to enter into an agreement for the maintenance of the intercom with a third-party organization.
By virtue of paragraphs 1 and 4 of Article 421 of the Civil Code of the Russian Federation, citizens and legal entities are free to enter into an agreement. The terms of the agreement are determined at the discretion of the parties, except in cases where the content of the relevant condition is prescribed by law or other acts (Article 422 of the Civil Code of the Russian Federation).
A legally significant circumstance for resolving the issue of charging for intercom service is the presence or absence of an intercom service agreement.
The conclusion of such an agreement and the installation of an intercom are subject to the mandatory adoption of decisions by a majority of owners at a general meeting on approval of the terms of the agreement and the installation of an intercom.
Subject to these conditions, charging for intercom is legal and reasonable. The owner does not have the right to individually refuse to fulfill the contract, since the contract was concluded on the basis of a decision of the general meeting of owners.
In the absence of either the minutes of the general meeting or an agreement, charging for the intercom and collecting funds from the owners is illegal. And in this case, a person who illegally charges for an intercom may be brought to administrative liability under Art. 14.7 of the Code of the Russian Federation on Administrative Offences.
If, on the basis of a decision of the general meeting, intercom equipment was included in the common property of an apartment building, then the charging and collection of fees for servicing the intercom by a third party, and not by the management organization, is illegal.
In such circumstances, by virtue of Part 2 of Article 162 of the Housing Code of the Russian Federation, it is the management organization that, within an agreed period of time, for a fee, undertakes to perform work and (or) provide services for the management of an apartment building, provide services and perform work on the proper maintenance and repair of common property in such a building .
Therefore, in order to find out whether the payment for the intercom is legal, it is necessary to request from the contracting organization a copy of the minutes of the general meeting on the issue of servicing the intercom and a copy of the contract for servicing the intercom.

Emergency opening code
Each manufacturer of intercoms Metacom, Rainmann, Cyfral, Vizit and others has its own factory settings for the device and emergency codes. Moreover, the devices differ depending on the model. This sequence is intended to unlock the door in unexpected situations.
